So right off the bat we had a connection So I said, okay, what do you have there? He has said oh, he has a little house It’s a two-bedroom one bath house about 976 square feet in Zillow estimate around 128 thousand dollars the situation here is is that His mom owned the property and the mom died so he has bad memories of the property saying “Hey, Chris, I want to sell my property. “I want to get rid of it because bad memories.” And I made him an offer of, let’s say around, I think it was $53,000. And he goes, “The reason, 53,000.” He goes, “Well, Chris, I need a little bit more. “The reason is because I want to buy, “sell this one because of the bad memories “and replace it with another property.” More or less in the same price range. So what happened is, well, Okay, let me see what I can see out there. What’s in your price range? So I looked in a couple days. I found a few a bunch of properties I sent it to him and he said well, thanks Chris for sending me the property, but he he found the property It’s gonna be around in the $70,000 range and I offered him 53 So I asked a little bit more about the property and he mentioned that it does have central air But it doesn’t work The roof is in good condition and he redid the floors into the electrical three years ago So there’s a lot of things he did that I didn’t expect that he did to the property. So I said, “Okay, let me redo my numbers.” And you know what? I looked it over and I said, “Okay, I’ll tell you what. I’ll go up to 70 because you redid the electric, the roof’s in good condition, there is central air, it doesn’t work, but the duct works in place.” So I said, “You know what? Let me take a shot at it.” So I gave him a chance to say, “Great.” I sent him the offer, he signed this, send it back. And what happened is, It took a little while to close, but what happened is I think he had an issue with his liver or something like that. He was in the hospital for a while, came out. Once he came out, we continued the process and we’re looking to close very shortly. And it’s cute little house. And so here’s just another example of how, you know, someone calls me and there’s always, a problem and always looking to be a problem solver to solve the problem. In this case, the mom lived in there, a bad marriage, which I understand, and he wants to sell it and move into a new one. So that’s the story of today. And I’m looking for my next deal and I’m sure there’ll be another situation. And I’m out there to see what I can do, help them, and see how I can solve their problems. That’s the story. I’ve been doing this 30 years. I’ve seen a lot done a lot. I work with a top title company a top probate attorney a top survey company, whatever, you know, whatever I need to do to get it done, you know, either I can do it with my knowledge or I call them for professional help and these are all my friends.
